Clairemont is a community in central San Diego. It may be accessed by either the I-5, I-163, or I-805 Freeways and is just south of Highway 52. Originally built in the post World War 2 Boom, it is one of San Diego’s original suburbs.
Clairemont homes were built in the 1950′s and 1960′s. Although this community offers a few condo complexes, I think of this community as a great place for a starter house. It is one of only five Central San Diego communities where you can buy a detached home in the $350-$500K price range. The other communities that are similar are Serra Mesa, Mira Mesa, San Carlos, and Del Cerro.
Most of Clairemont’s homes run along either Clairemont Mesa Blvd or Balboa. Those off of Clairemont tend to be smaller and less expensive. The homes off Balboa tend to be a bit larger and more expensive. Typically, a Clairemont Home will range from 900 sq to up to 2000+ sq ft. Most however tend to be under 2,000 sq ft. Lot sizes are typically about 5,000 sq ft.
Two of the most popular Clairemont neighborhoods are ‘Bay Park’ and the ‘Mt Street area.’ Bay Park is located in West Clairemont. Many of the homes there overlook the Bay and are far more expensive. The Mt. Street area is near the large intersection of Balboa and Genessee Streets. Homes in this neighborhood are in the $400′s and $500′s.
There has been a demographic turnaround going on in Clairemont for many years now. Original owners are passing away or moving on while young families are moving in. Clairemont has been a popular community for real estate investors who are buying older homes and remodeling them.
