‘What do you think of the College Area?’ When I suggest this area to a prospective home buyer, images of rowdy students from SDSU come to mind, or the street scene of El Cajon Avenue. I have never had a buyer call me and say ‘I want to buy in the College area.’ They do however ask for Talmadge, a subdivision in the same area or Alvarado Estates.
This older part of town, just east of City Heights includes the SDSU campus. These neighborhoods include a lot of rental property to accommodate students. Most residences in this part of town are off either El Cajon or University Ave. Much of College area real estate is priced on the low side, condos as low as $100K, and houses as low as $250K.
There are however, several lovely subdivisions within this community that I would like to note:
- Alvarado Estates – is the only gated community of luxury homes with one acre of land or more. It features custom homes, private streets, community activities, and lovely views. Homes start in the $700,000 range and work their way up to $2 million dollars.
- Talmadge – is a popular neighborhood for those who love the urban lifestyle. Just moments to freeways, and other San Diego communities. Real estate here ranges from Spanish to Mid-Century Classics. This community has been ‘invigorated’ by an influx of young trendy families. It houses community events such as parades, picnics, and concerts. Homes in Talmadge typically run between $500K – $1million.
- Rolando – feels like you stepped back in time. This community of 10 blocks is a peaceful oasis in a mid-city area. Very similar in feel to the more expensive ‘Talmadge’ community, you can view classic mid-century homes beaming with old world charm. Homes are affordable, often in the $300-500K price range.
- College Grove – is a modest neighborhood with small, practical homes. Many offer a front porch & yard for kids to play. Like the other neighborhoods, it is tucked away from the hustle and bustle of the main streets. Homes here are in the $250K-$450K price range.
