Mission Valley, CA Real Estate

Mission Valley real estate is very much a ‘condo’ part of town with only condos, and townhomes for sale. There is one complex in ‘Escala’ that offers detached houses. Thus, it is a popular location for first time buyers, and those looking for an investment. Many students and young people live here so it tends to be an easy area to rent out your home.
From my perspective, condos in Mission Valley tend to be divided up into two categories, old (less expensive) and new (more expensive). There are just a few complex ‘in-between’ those two categories.
The older complexes include those along Rancho Mission Road, those on the west side of Friars Rd, one complex on Hotel Circle, and two complexes off Mission Center Dr.

Rancho Mission Road Condos Include:

  • Rancho Mission Villas
  • Mission Heights
  • Mission Verde
  • Mission Plaza
  • Mission Ridge

Of these, Mission Ridge tends to offer higher quality construction with central heat and air conditioning, as well as washer-dryer hookups with the unit.

West Friars Road Complexes Include:

  • The Bluffs
  • The Franciscan
  • Mission Belwood
  • Mission Greens

Of these, I tend to prefer Mission Greens. Again, these units have heat, A/C, and laundry inside the unit. Some of the condos also come with a detached one car garage.

The Newer Mission Valley Condo Complexes Include:

  • Escala which features several ‘sub-communities’
  • The Lido

I am extremely partial to Escala. Built in 2004, this community is well maintained and they have kept their HOA fees below Mission Valley norms. They tend to run about $200/month. Everything in Escala is either a townhome with an attached garage or a detached house. Prices range from the mid $300′s up to about $600K. For the price and features, I think it’s one of the best complexes that Mission Valley offers.

The Medium Priced Complexes Include:

  • Creekwood at River Run
  • Rio Del Oro
  • River Colony
  • River Scene
  • Union Square

These all have central heat, A/C and laundry in the units. River Run is an older complex with lush landscaping, and waterfalls throughout the complex.
River Colony has been plagued with numerous problems over the years. Although a nice complex, the HOA fees are up to $400-$500 per month.
River Scene, Rio Del Oro and Union Square are solid complexes. Their price ranges are in the $200-$300′s. There don’t tend to be a lot of condos available at any given time, which is a sign of stability.

Mission Valley is a centrally located, convenient San Diego community. Whether you are an owner or renter, Mission Valley is a great place to live.
