North Park
I’ve always thought of North Park as a poor man’s Hillcrest. Most people who choose to live in North Park do so because of its close proximity to Hillcrest and all that it has to offer. An equivalent property will be about $50,000 less in North park than in Hillcrest. In recent years, North Park has updated many of its commercial buildings, and there has been an influx of coffee bars, new shops, and restaurants.
Located north and south of University Avenue, North park is a classic, older neighborhood with real estate ranging from a 1920’s vintage craftsman, a small condo complex, and apartments. Some of the nicer houses are south of University and border on the more prestigious South park area. There are some streets which border on a canyon, offering lovely views. Houses start in the high $300’s and go up towards a million dollars
Condo complexes tend to be small here, often with 8-10 units per building. HOA fees tend to be modest, and there are typically no amenities. The one exception is a newer complex known as ‘La Boheme’ which was built in 2004. This is a large North Park complex spanning several city blocks. This condo features spacious unit, a game, room, spa, and covered parking. Condos in North Park can start as low as $150,000 and go up to the $500’s or a townhome.
If you are looking to purchase rental property then North Park is a strong contender. It houses a strong community of renters and is consistently a good choice for investment.
