Rancho Bernardo is a popular suburb of San Diego due to its family environment and its award-winning Poway School system. This is a low-density neighborhood, surrounded by golf courses, parks, hiking trails, and an abundance of natural beauty. Local residents have the ability to join the Rancho Bernardo Swim and Tennis Club.
The Westwood area is located west of I-15. These Rancho Bernardo homes were initially built in the 1970’s with some newer homes interspersed throughout this area. Owners in this community have an opportunity to join the Westwood Club at a nominal yearly fee. This is a great community resource offering swimming pools, tennis, events for children and families alike. The zip code here and for all other areas of Rancho Bernardo is 92127.
4S Ranch is one of the newer Rancho Bernardo home communities, which began development in 2003. It is located east of the Westwood neighborhood. 4S Ranch is a master community with various sub-communities offering different types of homes. Each community offers its own amenities which typically include a swimming pool, spa and clubhouse. All homes in 4S Ranch have an additional property tax known as a ‘Mello Roos’ fee.
Del Sur and Santaluz are also new home communities that have extended the size of Rancho Bernardo. Each area is a master planned community that developing their own infrastructure. Each community offers houses only, with no attached condos.
Del Sur homes were first constructed in 2005, and new homes are still being offered by their sales center. These homes typically are modern with high end appointments and small lots. Del Sur homes all have HOA Fees and Mello Roos attached to them.
Santaluz is a completely different type of community, and may be compared to Rancho Santa Fe in some respects. This is a gated community with guards at each entrance. Far more exclusive in nature, houses sit on larger lots and offer lovely views. Community amenities include a country club, golf course, pool, clubhouse, dining room, and much more.
