University City (UTC) is a large, central community sandwiched between I-5 and I-805. UTC is home to the University of California San Diego, several prominent malls, and two large hospitals.
University City real estate is comprised of two distinct areas: 1) University Square is comprised of 1960’s and 1970’s houses. Many have been upgraded and expanded over the years, but these are typically older homes. This is a family-oriented neighborhood and prices start in the high $500s. 2) UTC is a neighborhood of condos, town homes and senior housing. Condos were generally built between the 1980’s and 1990s’ with several newer condo conversions. UTC is largely a community of students and young professionals. Two bedroom condos generally start in the high $300’s.
Two unique housing communities in UTC are ‘La Jolla ‘Colony’ just south of Nobel Dr. and ‘Renaissance’ just north of Nobel Dr. ‘La Jolla Colony‘ is a low density, quiet neighborhood of UTC with lush landscaping and walking trails. This development offers single family homes, townhomes, and condos built in the 1980’s. Away from the crowds of the busy streets and malls, these often gated communities offer Spanish styling, peace, and quiet.
The other unique offering in UTC is the ‘Renaissance Complex.’ Built in the 1990’s, this European style development offers extravagant landscaping and dramatic architecture. It also features condos, townhomes, and detached houses with luxurious amenities.
