San Diego Needs Your Listing
There’s an inventory problem in San Diego right now – not enough homes for sale. I’ve been aware of this for several months now but it really hit me acutely this week. I am starting to wonder if we are in that period equivalent to 2002, where there was no inventory and prices began to rise.
Today, there are exactly 13 two bedroom condos for sale under $400K in Downtown San Diego. Of those, only 4 have HOA fees under $400/month. At the moment, Downtown is largely unaffordable for first time buyers.
Similarly, I have qualified buyers wanting a newer home under $600K in the Poway School district…again, there were just a handful.
Sellers, while I can’t promise you the return of all lost equity over the past years, I can tell you that your inventory is sorely needed. Those homes that are well priced & have appealing photographs are selling in under a week.
If you are interested in selling this season, now honestly may be a great time, whether you list with me or not! The inventory is sorely needed.
